What is a Make Good Obligation?

Make Good is a tenant’s obligation to return their premises to the original and/or agreed condition in compliance with their lease. Also referred to as de-fits, dilapidations or strip outs, these services deal with the removal of all redundant fixtures, fittings, installations and alterations carried out to a commercial or industrial space that are not required by the new tenant, or compliant with the original conditions. The services required may include but are not limited to:

  • General building renovations including electrical, plumbing and data.
  • Full scale renovations
  • Painting projects
  • Cladding repairs
  • Concrete repairs
  • Building of fire walls to meet Council regulations
  • Office refurbishment
  • Site cleaning
  • Roofing repairs
  • Removal of partitions, racking, floor coverings, temporary floors, ceilings and walls, mechanical and electrical systems including lighting, cables, cable trays, heating, ventilation, and air conditioning systems, disconnection and removal of utilities-gas, electricity, water and telecommunications.

What is the general square meter rate for 'make good'?

A square meter rate for make good services varies for each individual job. It may depend on the amount of work which is required or the condition the building is in.

For example. A full make good of a commercial office; if requiring new carpet and painting would cost around $100 square meter.

How long does it take to return a quote?

Depending on the complexity of the project, we can typically turn a quote around within a week of a site measure. We encourage you to please contact us so we can review the work required.

What is your typical lead time from accepting a quote to conducting the work?

Typically, our scheduling can range from 1 to 3 weeks following the acceptance of quote.

Can you stage works to suit business operations and work in a live environment?

VSB Property Services are experienced, industry professionals who break projects into stages to work within your time frame requirements. Your business activities will most likely not be affected during the moving out / refurbishment process.

Can you guarantee work will be completed on the agreed time frames?
